Aldar Properties has unveiled its plans for the Yas Park Gate residential complex, a development costing AED1.15 billion ($310 million) on Yas Island, Abu Dhabi. The development is set to add to the existing communities and includes 508 additional residences over an area of 255,000 square metres.

This comes only a few months after Aldar Properties acquired the Rixos Bab Al Bahr beach resort in Ras Al Khaimah for AED 770 million ($209.6 million).

The construction of the second phase of North Yas naturally led to the development of the Mediterranean-influenced Yas Park Gate gated community. This development will be situated right next to Yas Park – an inaugural recreational activity and family park in Abu Dhabi and is a logical next step in the second phase of the North Yas development. Yas Park Gate’s construction is scheduled to start in Q1 of 2023, while handovers are anticipated to start three years later in Q1 of 2026.

The 115,000 square metre Yas Park, which is half the size of Yas Mall and will serve as the standard for landscape architecture across the whole North Yas master plan, is conveniently accessible from the development. Yas Park will establish a new benchmark for parks in the UAE by bringing a variety of facilities together in one location for the first time. A promenade will connect the park's many features, and a walking and running track will circle the park's perimeter.

Yas Island as a whole has an abundance of attractions and amenities to offer too. These include three state-of-the-art theme parks - Ferrari World Abu Dhabi, Yas Waterworld Abu Dhabi, and Warner Bros World Abu Dhabi. But Yas Island is also home to the Abu Dhabi Grand Prix with the 60,000-person capacity Yas Marina Circuit. So, the Yas Park Gate Residential Complex sits right on the doorstep of a whole host of world-class attractions.

FAMILY-FRIENDLY FACILITIES

Yas Island residents will have a park at their doorsteps that provides a variety of peaceful, family-oriented features, including a quiet woodland, small lagoon, canopied oasis, interactive fountain, adventure playground, and a central lawn for live performances. 

A wide range of community facilities intended for sports including football, tennis, basketball, cricket, paddle tennis, and beach volleyball will be included. These will be used for several team sports and leisure activities and will also co-exist with a skate park and bounce park too. Also, a decked terrace café will be located in Yas Park where guests will be able to stop and relax.

People from all nationalities will be able to acquire units at Yas Park Gate starting on the 1st of September. Buyers will have access to single-family homes at competitive prices. These will range from two and three-bedroom townhouses starting at AED1.74 million to four-bedroom villas starting at AED3.20 million.

Homes in the gated community will have attractive Mediterranean-infused architecture, reflecting consumer demand for community living. The buyers of the properties will also have a choice of two interior colour options.

THE APPEAL OF THE YAS PARK GATE DEVELOPMENT

The increased consumer desire for amenity-driven communities has been a key focus of this development. As a result, it is anticipated that homeowners but also local and foreign investors looking for a lucrative investment opportunity will show considerable interest in the development. The development will also further establish Yas Island as one of Abu Dhabi’s most desirable travel destinations.

The residences at Yas Park Gate are intended to get a two-pearl certification under the UAE's Estidama sustainability rating system, in keeping with Aldar's entire sustainability policy. Key sustainability initiatives implemented at Yas Park Gate include the use of smart building designs and efficient cooling systems to achieve a 25% reduction in energy usage, efficient water fixtures and fittings that cut consumption by 18%, and the responsible procurement of building materials.

These scores outperform Pearl 1 ratings for comparable developments in Abu Dhabi, reflecting Aldar's dedication to promoting sustainability in all of its communities.
